Lease Details
All leases at Aspire Reserve begin on August 1st and end on July 15th. At this time, Aspire Reserve does not offer short-term leases.
Your contract is based on a total amount for the lease term that is divided into 12 equal installments for convenience. Your first installment will be due before picking up your keys move in day and the last on July 1st unless you choose to renew and stay at Aspire Reserve for another year. Due to this, July rent is not prorated.
Rent is due on the 1st of the month and late on the 4th of the month. You will begin receiving late fees on the 4th of the month.
Although we don’t want to see you go, Aspire Reserve offers a relet process that allows you to find a replacement resident to take over the remainder of your lease contract. Once the new lessee is fully approved, your agreement will be terminated with a relet fee. See our Reletting Information Page for more details.

Rentistry is a convenient and highly effective way to build your credit simply by paying your rent on time. You will be charged .95 per month with your monthly charges. Rentistry can improve your credit score and financial wellness throughout your time at Aspire. You may also unenroll at any time by clicking here.
At Aspire Reserve, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only .95 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least 0,000 in personal liability coverage and upload your Declaration Page to Foxen.com for verification.

- Fill out your application. You’ll have the option to add parking, pets, and a guarantor.
- Once completed, your lease will be generated to sign electronically.
- Guarantors will receive a separate application and agreement to complete.
- We’ll screen your application and contact you with any questions.
- That’s it—you’ve signed at the best community in College Station!
Yes. If you can’t provide a qualifying guarantor, we offer a Guarantor Waiver Program for 55 dollars/month. A guarantor may be added at any time.
Yes, there is a application fee applied to your account after approval. This is due before your move-in date.

Parent/Guarantor
Just like your student, you have access to your own Resident Portal. Sign in using the guarantor’s email and password set up during the application process. Go to Payments, select Pay Now, add a New Payment Method or select an existing one, then Submit Payment. You can also set up auto-payments from this section.
Yes, you can pay your rent installments early or in full. Please note a credit will sit on the resident’s account and be applied to each monthly charge. Make sure to account for additional monthly fees such as parking, pets, or storage. Utilities vary by usage—we recommend including extra to avoid a balance due at the lease end.
Aspire Reserve is a secured access building. Only primary leaseholders receive a key fob, which is required for building entry, elevator use, and apartment access. Your student must accompany all guests at all times while in the building.
Our management team is here to help. If your student experiences challenges with a roommate, we’re happy to support them and offer roommate mediation to maintain a positive living environment for all residents.

Yes, we have 6 EV charging stations in the garage. Fees are based on usage.
No. Retail parking is for customers only. Unauthorized vehicles may be towed by the business.
Living at Aspire Reserve
Rent is paid through the Resident Portal via e-check, debit/credit card, or Money Gram. Auto-pay is available. Processing fees vary by payment method. You can also pay by check, money order, or cashier’s check in the office.
Utilities are set up through Conservice with no deposits required. Each month, you’ll receive a usage-based bill through your Resident Portal.
WeDoTrash picks up bagged and tied trash daily. Set your bin outside after 5 PM, retrieve it by 9 AM. Break down boxes. Chutes are available on each floor for overflow.
Submit maintenance requests through the Resident Portal. Our partner, Happy Force, will assist with troubleshooting and follow-up.
Call 979-608-7109 for emergencies such as water leaks, no AC above 85°F, no heat below 55°F, or apartment lockouts (not bedrooms). Always call 911 first for medical, fire, or criminal emergencies.
All amenities are open 24/7 except for the pool deck. Pool hours are 10:00 AM – 10:00 PM (Sun–Wed) and 10:00 AM – Midnight (Thu–Sat).
Yes! Pets must be at least 1 year old. We do not have a weight limit. Call the office at 979-608-7109 with any breed restriction questions.

Due to our location just steps from TAMU, we are not on a campus bus route. If your classes are located farther than you wish to walk, we’re conveniently located about a 5-minute walk to the bus stop near Sbisa Dining Hall.
Aspire Reserve does not provide meal plans for residents. Each apartment includes a fully equipped kitchen, so you can cook your favorite meals anytime. We’re also steps from local dining like Chipotle, Domino’s, Subway, Chimy’s, and more—and just a 5-minute walk to Sbisa Dining Hall if you choose to purchase a TAMU meal plan.
All official student services—including your Aggie ID, transit info, and class schedule—can be managed through the Texas A&M Howdy Portal at howdy.tamu.edu.
